DUTIES OF THE CONSTRUCTION MANAGER



PART I - Design Phase
(The activities designated by an asterisk * are off-site activities)
  1. *Assist in the development of the overall concept of the project.

  2. *Assist in providing liaison and coordination among government authorities, utility companies, and other groups, evolving a basic program for the project.

  3. *To fully acquaint the Owner and other members of the Management Team of the labour agreements applicable for the duration of the project.

  4. 4. Prepare a preliminary budget as soon as the concept of the overall project is developed and break down where necessary for each phase of the work.

  5. *Prepare a preliminary master schedule following detailed studies with all parties concerned, incorporating the sequence and timing of the required basic program decisions, design time, documentation, tender calls, bid evaluations and contract awards as well as on-site construction activities.

  6. *As design proceeds, evaluate possible alternatives in order to permit the selection of the most suitable and economical materials and methods that will satisfy the architectural concept.

  7. *Revise and update the preliminary budget on a continuing basis to reflect the valuation of the program and the timing of its various phases.

  8. *Revise and update the preliminary schedule as the design proceeds.

  9. *Establish the final overall budget for the project, based on the latest working drawings, and present for the Owner's approval.

  10. *Finalize the master schedule and establish the manpower requirements. Where necessary, break down this schedule into individual networks or each phase of the project showing the sequence and timing for the main construction operations and the desired completion dates of the various phases.

  11. *Establish a cost breakdown for control purposes and prepare a cash flow for the project.
